  • Affordability testing is a method used to determine whether an applicant's income is sufficient to cover rent and essential living expenses.

    In Perth, rental affordability is a key factor assessed in rental applications. Property managers and landlords use affordability testing to ensure prospective tenants can comfortably meet rental payments without financial stress.

    The standard rule of thumb used across Perth - and much of Australia - is that rent should not exceed 30% of the applicant's net (after tax) income.

    Supporting documents are required - Payslips, bank statements or employment contracts are all used to verify income.

    Some landlords may still consider applicants who exceed the 30% ratio if there is evidence of strong savings, guarantors, or a reliable rental history.

  • If you will be applying for a rental property in Perth, you will need certain supporting documentation and ID, to be successful in your applications. This will include your drivers licence, passport, pay slips (proof of income), and bank statements. If you are a newly arrived migrant, proof of employment and your visa are essential, plus a personal character reference or prior rental reference will also be beneficial.

  • The most cost effective way of shipping your personal effects, is to pack them yourself. You need to pack into plastic crates or cardboard cartons, both of which will get loaded onto pallets, generally used for both sea freight and air freight transport.

    Other tips include:

    1. Make sure you protect your goods by surrounding them with packing chips, bubble wrap or newspaper;

    2. Carefully seal the box or crate making sure you cover all seams and do not leave any open areas;

    3. Clearly label your boxes and crates with your name and destination address.

    A consignment of goods needs to have been owned by you for at least 12 months in order to be classified as personal effects.

    Personal effects can attract both GST and duties, and there are restrictions on what can be imported into Australia.

    Some items may be at risk of being infested or carrying pests or disease. Australian Customs are very strict and will inspect all goods on arrival. Some items will require fumigation, which will come at a cost. Common items subject to treatment include bikes, wooden items and garden equipment.

    As of March 2025, Perth's rental vacancy rate has increased to 2.5%, the highest since September 2019. This marks a significant rise from the record low of 0.4% in March 2024, indicating a gradual shift toward a more balanced market.

    However, with strong population growth and rental supply still below peak levels, competition for rentals remains significant!

  • Like all cities, there are pros and cons! One thing we love about our city, there is {currently} no tolls charged on Perth motorways. All freeways, bridge overpasses and major arterials are free of charge to travel on.

    Perth has an extensive and fairly new, train network, and a well established bus network. As a city surrounded by water, we are blessed with many beautiful bike paths, which prove to be very popular with city commuters.

    Admissions: Entry is generally application-based, often with waiting lists. Religious affiliation can sometimes be a factor (especially for Catholic schools), but many private schools are open to all.

    Curriculum: They still follow the WA Curriculum, but often offer additional programs such as the International Baccalaureate (IB), enhanced arts or sports programs, leadership programs, and overseas exchange opportunities.
